OWNERS RENTING OUT YOUR HOME

The 2010 housing market in the Santa Clarita Valley has continued to experience a dramatic change in value, price and inventory. Many home owners are deciding to rent out their homes instead of selling at a dramatically lower price.

The benefits of renting with a professional property management company as opposed to renting a property yourself go without saying. There are more and more laws to be concerned with as well as renters that misrepresent their credit, rental history, etc. Professional property management comes at a cost but offers protection that you absolutely need in todays changing Real Estate market.

I handle, on average, no more than 30 homes. When an owner or tenant call they get the owner of the business not an assistant or a property manager in training.

My Fee is 8% of the Gross Lease amount plus a one time $395 charge for advertising, promotion, marketing and web site placement. Charges for repairs are not marked up. Small repairs are not billed to you. My 8% includes those charges. I have 2 handymen on call that handle most of the repairs that are needed however I have licensed tradespeople in all trades to cover most big repair needs. Most of the trades people are personal friends of mine or I have used to work on my own home.

There is no magic bullet for renting a home. 90 % of a successful rental program depends upon getting the right tenant. As an experienced property manager and owner of my own rentals I use the same criteria to place tenants in your home as I do mine.  Thorough tenant background investigation is done which includes credit checks (FICO scores), employment history,residential history, skip trace, bankruptcy and several other methods). You can never do enough research when putting someone in your home that you don't know. 

If a property is priced right and in very good shape it should take normally no more than 30 to 45 days to rent. Sometimes sooner and in some cases (in the winter) November - February longer. The best months to rent (most demand) are mid April to the end of July.
